The work undertaken
This ambitious development in Muswell Hill transformed a property into four luxury flats for a real estate investor. We started with safety mains exclusion, site hoardings, internal strip-out, and comprehensive demolition of structures, roofs, and walls.
Foundations were reinforced with underpinnings, new drainage, SVPs, manholes, concrete slabs, and liquid screed, supported by propping and steelworks. New cavity and parapet walls, flat/pitch roofs with GRP/artificial slate, dormers, leadwork, rainwater systems, scaffolding, skylights, and Velux windows followed.
Utilities included complete rewiring, intercoms, interlinked fire/smoke alarms, communal alarms, board upgrades, central heating, gas lines/meters, and all mechanicals.
Acoustic/noise/fire separations, dry linings, porcelain tiling, laminate/carpeting, bespoke staircases/kitchens/bathrooms with quartz, and internal/external decorating completed interiors. External works featured paving, raised beds, planting, grass, stonework, fencing, and a security gate, emphasizing loft conversions and rear extensions for maximum value.
